The project is part of a 30-acre parcel around SE Capital Circle & S Blairstone in Tallahassee, Fl. The first Phase of the project consists of a 150,000 SF office building on three floors; which will be build specifically for a government agency tenant.

The developer wants a state of the art building which uses all the latest technology and yet is still flexible enough to accommodate large lease tenants over specific periods of time. The building plates are about 50,000 SF and use a raise floor system to allow for the flexibility of the tenant to accommodate any interior program needed. The developer also wants a minimum of Silver LEED Certification.

The property sits on a 30-acre parcel that slopes and contours as much as 90 feet towards the edges, so the building was design near the center of the parcel adjacent to a rotunda that serves as the retention pond for the site. All parking was achieved in terraces. Phase II, once design and developed will add to the site another 250,000 SF of buildings, for a total development of approximate 400,000 SF. of Office Space.
